Booking and payment

Direct bookings are made through our booking engine, with secure card payment (Stripe). 30% of the total amount is paid at the time of booking, at which point the booking becomes binding. The balance is charged automatically 30 days before arrival to the card saved at booking; if that payment fails, a payment link is sent by email. For bookings made less than 30 days before arrival, the full amount is paid at the time of booking.

The Écrosnes tourist tax is added to the rental price, according to the current rates, and shown to you before payment. Guests must hold holiday rental insurance (often included in home insurance).

In accordance with Article L221-28 of the French Consumer Code, the 14-day right of withdrawal does not apply to accommodation booked for specific dates.

Length of stay

The rental is agreed for a fixed term. The tenant may under no circumstances claim any right to remain on the premises after the end of the stay.

The rental may not be transferred to third parties, even in part, without the owner’s written consent. Any subletting will result in immediate termination of the stay, and all sums paid will be retained by the owner.

Check-in and check-out

Check-in is self-service with a secure key box. If arriving late or delayed, the tenant must inform the owner. If the owner has not heard from the tenant 24 hours after the scheduled arrival date, the booking is considered cancelled and the property may be re-let.

Cancellation by the guest

• Up to 5 days before arrival (5 pm, local time): full refund.
• Less than 5 days before arrival: 50% of the price of each night is refunded.
• Early departure: the full price of the stay remains due, no refund.

Force majeure situations are assessed case by case: contact us and we will find the best solution together.

Cancellations must be made by email to lesmaisonsdegiroudet@gmail.com or through the booking platform used. For Airbnb or Booking reservations, the platform’s policy applies.

Cancellation by the owner

If the owner cancels, all amounts paid are refunded in full, together with compensation at least equal to what the tenant would have borne had they cancelled on the same date.

Security deposit

The security deposit takes the form of a card pre-authorisation of €300 (Maison Raphaël, Maison Auguste) or €800 (Villa Marceau), placed automatically 2 days before arrival on the card saved at booking and released 7 days after departure, unless damage is found. If damage is found at the check-out inspection, the cost of repairs is taken from this pre-authorisation.

If an early departure prevents a joint check-out inspection, the pre-authorisation is released no later than 7 days after departure.

Condition report and cleaning

A condition report and inventory are carried out on arrival and departure. Please report any issue within 24 hours of your arrival.

End-of-stay cleaning is included. Please leave the house tidy and in good condition; for long stays, a mid-stay cleaning package is available.

Capacity

• Maison Raphaël: 4 people maximum
• Maison Auguste: 6 people maximum
• Villa Marceau: 10 people maximum

If the number of guests exceeds the booked capacity, the owner may refuse entry to the additional guests. Any resulting change to or termination of the contract will be the tenant’s responsibility.

Use of the premises

• The tenant undertakes to use the property quietly and responsibly, in keeping with its intended purpose.
• Non-smoking houses.
• Parties and evening events are not allowed; outside visitors are not permitted.
• Quiet hours from 10 pm to 7 am.
• Guests must be 18 or over to book. Children of all ages are welcome; children aged 2 and under stay free.
• Pets are welcome on prior request.

Pool rules

The pool is private, unsupervised and reserved for guests of Les Maisons de Giroudet. Use of the pool is at users’ own risk.

• Open from 10 am to 8 pm, maximum 8 people at a time.
• Children under 12 must always be accompanied by an adult. Depth up to 1.80 m: risk of drowning.
• Shower required before swimming.
• Not allowed: diving, running around the pool, pets, smoking, alcohol and glass.
• After use, the enclosure door must be locked.
• Emergencies: 15 (medical), 18 (fire brigade), 112.

Failure to follow these rules may lead to the immediate end of the stay without refund, and the tenant may be held liable.

Property safety

• Smoke detectors installed.
• All-electric appliances: a carbon monoxide detector is not required.
• One outdoor camera covers only the street-side entrance.
• The houses have steps and stairs.
